What repairs and maintenance are carried out by A1 Housing?
We are responsible for the outside of your property, the main structure and any fittings and appliances we have provided. We are also responsible for maintenance of communal areas. You are responsible for taking care of the inside of your property and for certain repairs. See Responsibilities. All our properties are included in a rolling programme of planned maintenance which includes any necessary painting to the outside of the property. We also carry out servicing of all oil, gas and solid fuel heating systems once a year.
Do I have to pay for any repairs?
If you report a repair caused by you or someone in your home, we will normally expect you to arrange the repair yourself. If it is the result of a break-in or vandalism, we will make your home safe. We will do further work to complete the repair if you supply us with a Police Crime Report Number (not an Incident Number).
Can I claim for damage to my property?
Only if damage was caused by our repair operatives. If this is the case contact our Customer Care Officer to make a claim. You should take out home contents insurance to help you pay for any other damage eg accidental damage. See Home contents insurance in What you must do.
What if I need some help?
We can help certain individuals or households who are not able to cope with certain aspects of everyday living, in particular people who live in sheltered or supported housing. The type of help we can give includes getting a repair done quicker than normal, carrying out a repair that is normally the tenant’s responsibility, not making a charge where this is normally due and arranging for a Tenant Liaison Officer to be present when a repair is carried out in their home.

Let us know:
- your name, address and phone number
- details of the item that needs repairing
- times when you will be at home.
We will inform you
We will tell you:
- whether an order will be placed immediately; or
- whether the problem needs to be assessed by a Technical Inspector before an order can be placed.
Make an appointment
- For all repairs, except emergencies, we will agree a suitable time within our working hours when the work will be done.
- If the problem needs inspecting we will arrange a time with you when the inspector will come.
The repair is confirmed
The details of your repair will be entered onto our computer system. We will send an acknowledgement to you by post. This will give:
- the job number for the repair work. You can give this number if you need to call up again about the repair
- the date of any appointment we have agreed.
