In some circumstances we may bill current tenants or former tenants for damage that has happened to their property, which is not ‘reasonable’, or through ‘fair wear and tear’. Tenants are responsible for damage to their property caused by family members or visitors. We call such repairs completed due to such damage ‘rechargeable repairs’.
We also bill current and former tenants if we need to correct alterations made without prior written agreement. Where this happens substantial charges can apply.
On top of these charges a fixed £20 administration fee will be made and for current tenants VAT is added at 17.5% (Note: the £20 admin fee is not subject to VAT). This means that for a £100 repair the total bill would be £137.50.
You have the option of making some minor repairs yourself however, these must be to A1 Housing’s standard and the quality of fittings used must be satisfactory and comply with British Standards.
We will initially inform you verbally (where appropriate) and then in writing of the estimated costs of any rechargeable works. Once the works have been completed we will send you an invoice for the outstanding amount and you will be expected to pay the outstanding invoice within 30 calender days of the date of issue. Details of how and where you can pay will be provided with the invoice.
