The Technical & Design Services Team are responsible for the Decent Homes and Capital Repairs Programmes from initial design through to completion. Members of the team are made up of an Architect, Quantity Surveyor, Architectural Technologist, Building Surveyors, Technical Officers, Tenant Liaison Officer, Clerk of Works and Administration Support Staff
The department work is heavily focussed on the Decent Homes Programme, currently required to be delivered by 2010. The department has been working on the appointment of the two partner contractors Connaught Property Services and Bullock Construction who will deliver the Decent Homes Programmes for A1 Housing.
To help get the Decent Homes Programme underway the partnering contractors, Connaught Property Services (who will be working on the west side of the district), and Bullock Construction (who will be working on the East side), are beginning to carry out the Decent Homes survey on behalf of A1 Housing. Each partnering contractor will, initially, be inspecting approximately 425 properties and it is hoped that this first exercise will be completed by late October/early November 2005. Lifetime Homes Criteria
In addition the surveyors will assess how many of the features of a ‘Lifetime Home’ each property has. This will inform us which homes,are capable of being lived in or adapted for the needs of any tenant with disabilities.
The entire survey takes approximately 40 minutes to one hour to carry out.
All tenants whose homes are to be inspected in the first batch have been informed by letter.
All of the contractors surveyors have been issued with an A1 Housing Bassetlaw identity badge which they should be carrying in addition to any identification being carried on behalf of Connaught Property Services or Bullock Construction.
