DECENT HOMES UPDATE YEAR END

During the financial year 2009/10, 1,207 homes have been made decent against a target of 825. This increase over and above the original target is primarily due to the bringing forward of additional funding from the Decent Homes programme scheduled to be completed during 2010/11.
- Approval was given by the Homes and Community Agency to bring £3 million forward from the above Decent Homes programme. We allocated £1 million each to our Partners (Bullock and Connaught) working on the Decent Homes programme. The remaining £1 million has been utilised to fund the upgrading of loft and cavity insulation were required across the District of Bassetlaw, and a separate central heating programme aimed at households living in fuel poverty and properties in areas of deprivation.
- There are in excess of 850 homes to be bought up to the Decent Homes Standard in the Manton area, and in excess of 820 in Harworth. In this respect the work content would not have been completed in one year. The total workload has been programmed into four work packages in each area, work commenced in October 2009. We will continue to complete Decent Homes work in these areas upto the end of our Decent Homes programme schedule of 2012/13.
A seperate central heating and loft insullation programme of works was also carried out across the district of Bassetlaw. This programme was specifically aimed at households living in fuel poverty. During the above financial year we installed 217 new heating installations, in addition to those already programmed within decent homes.
A1 Housing originally planned to install 85 ground source heat pumps (GSHP) renewable energy heating systems, 35 in the east of the district and 50 in the west of the district. We are now installing 141 GSHP systems, 40 in the east of the district and 101 in the west. The installation of the GSHP renewable energy heating systems is also running to programme, and we have now commissioned in excess of 100 systems in the east and west of the district during 2009/10.
Decent homes work completed from 1st April 2009 to 31st March 2010.

- 639 properties have had new bathrooms
- 398 properties have had new Upvc double glazed windows
- 876 properties have had new central heating
- 836 properties have had new external high performance doors
No properties have refused the decent homes work.
Gas Supplies for Lincoln Street Area (157 properties)
Work commenced on 5 October 2009 to install gas in the 'Off-Gas' properties in Manton. This is following new funding and pressure from the regulator.
Decent Homes East
- Works have continued in central Retford and are running to programme. Internal and external works commenced in Hallcroft in May and will be completed as programmed by March 2010.
- External works in Ordsal commenced in May, internal works will be following in September2009. In total 537 homes will be brought up to the Decent homes Standard in Ordsal by 2011.
- Harworth, external works will commence October / November, with the internal works commencing in 2010. Over 820 homes are to receive Decent Homes works. These works will be carried out continuously up to 2012 / 2013.
Decent Homes West
- The Prospect Estate, Thievesdale, Rhodesia, Shireoaks and Bracebridge Areas are currently running to programme. Works commenced in April 2009 and are due to be completed in March 2010.
- Works in Manton will commence in October / November 2009, over 850 properties are to be brought up to the decent Homes standard. When works commence they will continue right up to 2012 / 2013.
