What is a Decent Home?
Decent homes are important for the health and well-being of those living in them. Poor housing helps an area to get a bad reputation. That makes it an unpopular place to live, which in turn may lead to the breakdown of communities.
In short, decent homes are a key element of any thriving, sustainable communitiy.
In order to be decent, a home should be warm, weatherproof and have reasonably modern facilities.

What you need to know about Decent Homes.
Here are the government standards for Decent Homes:
Heating
All
open flue boilers and boilers older then 15 years are replaced
along with radiators and pipework.
Roofs
Roofs
more than 50 years old and in a poor condition will be
replaced.
Windows & Doors
All
single glazed windows in bunaglows and all properties that have
wooden and metel frames are replaced with double glazed Upvc
windows. Exsisting single glaze Upvc windows are classed as decent,
however, it is anticipated that these windows may be upgraded to
double glazed windows towards the end of the decent homes
programme.
Electrical Wiring
Wiring more than 30 years old and in a poor condition will
be replaced.
Kitchens and bathrooms
A
kitchen and bathroom must have reasonable and modern facilities
Bathrooms
Bathrooms will only be renewed if they are 30 years old or above and in a poor condition.
Kitchens
Kitchens
will only be renewed if they are 20 years old or above and in a
poor condition.
The Team
The Technical & Design Services Team is responsible for the Decent Homes and Capital Repairs Programmes from initial design through to completion.
The team is made up of:

- Decent Homes Manager
- Senior Quantity Surveyor
- Communications, Policy and Performance Officer
- Clerk of Works and Administration Team
- Financial Analyst
- Tenant Liaison Officers
